Take the time to ask questions - sometimes the greatest source of information is someone that you know who recently bought and sold a home.  Ask them what they did right and then ask them what they would have done differently.  Ask the agents that you interview if they do open houses and how they advertise.  As if they are a listing agent of an active selling agent.
